Due to the constant changing of the real estate market, the information available on listings is not always 100% accurate. when you need the most current information about what has sold or is for sale, and the only way to get that is with a real estate agent. If you are like to buy property it would be advisable to use a Buyer's Agent. Agents can make recommendations on what terms and prices to offer as well as negotiating a deal with your best interest in mind.

What's the Difference between a 'Listing Agent' & 'Selling Agent'?

Listing Agents:Uusually deal with sellers and are the ones who will list a property for sale on the Multiple Listing Service. On the other hand selling agents (Buyers Agents) mostly deal with the homebuyers and list just a few homes for sale. They will sell the homes (which has been placed in the MLS) via the listing agents. Majority of agents will focus on one or the other. Some agents will spend their time between sellers and buyers and are usually regarded as the best ones since they are dealing with both parts.

What is the MLS?

MLS stands for Multiple Listing Service. It is a network of real estate listings in your area, where buyers can (through a Realtor or in the Internet) view what is available for their price range and with the features they are looking for. It is a system usually run and supported by the local Real Estate Board that has details of almost every home, land listed for sale with a real estate agent.
